An Electrical Installation Condition Report (EICR) checks that the electrical installation in a property is safe and meets current standards. Here's why it matters for you.

It's the law. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, all private landlords must have the electrical installation inspected and tested at least every 5 years by a qualified electrician.

Everything is straightforward. Here's what to expect from start to finish.

Once you get in touch, we'll confirm a date and time that works for you. We'll advise you what to prepare — including informing any tenants in advance about the power-off period and the approximate duration of the visit.

We carry out the inspection

Our NAPIT-registered electrician will arrive at the agreed time and carry out the chosen level of inspection. We work methodically and cleanly — no mess, no damage to your property. Any significant findings are explained to you on the day.

You receive your written report

Your written report — or full EICR certificate for Option 3 — is issued on the same day or the next working day. It's emailed directly to you and is ready to forward to tenants, letting agents or your local authority.

A full EICR (Option 3) typically takes 2–3 hours for a standard 2–3 bedroom property. During this time, power will need to be off. Smaller properties or visual-only inspections (Option 1) can be completed in around 2 hours.

Option 2 includes RCD testing and a global insulation resistance test — these confirm safety devices work and that cabling is broadly sound. However, it does not test individual circuits or produce a full EICR certificate. For legal landlord compliance, you need Option 3.

No. The inspection and testing is observation and measurement only. If issues are found, we'll provide a clear written report with recommendations. Remedial work is quoted separately and only carried out with your agreement.
